Home Inspections - Why They Matter
Hiring a highly skilled and detail oriented Home Inspector is very important and adds significant peace of mind to anyone buying a 'new to them' home.  Why is this an important step?

A Home Inspector can find latent defect (visible) during an inspection, explaining what this defect means, and potential remedies.  Additionally, they will explain various features and pieces of equipment.  Maintenance requirements will also be discussed.

Both exterior and interior of the building will be inspected.  Key items will be foundation, exterior walls, roof, well (visual inspection), doors and windows, furnace and water treatment, electrical, structural, insulation, moisture and heat loss, building code violations to name a few.

Valuing A Property
How many times have we heard friends and family tell us that..."oh my gosh, your property is worth $$$."  It's nice to know that they feel the property is valuable, but their $$$ may not be realistic.  The pne who determines fully what a property is worth, is the Buyer of the property.  The old saying..."money talks".

That is why its important to have a Realtor value your property.  The Realtor should tour the property, ask questions about the property, research the property, find comparable sales to that property, and provide a written report for that property that includes the 'current market value' and justification for that value.

Once you have an experts opinion of the value, you can establish the asking price and forecast the final sale price (remember, only the Buyer will give the final value by purchasing the property at a price both Seller and Buyer agree to).

Much goes into determining value such as type of property, features, location, condition, current market conditions and motivation of the Seller, to name a few.  And depending on the type of property, its highest and best use (ie: a residential home may be more valuable to a developer than to a family).

When Listing
When listing your residential or commercial property for sale, it is always a great help if you have certain documents available at the time.  Survey or Plan of Subdivision, most recent property tax bill, utility bills, well record, septic certificate, any rental/lease contracts, any notices related to the property and list of recent updates if applicable.  If a commercial property, also provide both Article and Certificate of Incorporation showing who has signing authority.  Having these items available will make the process of listing your property go smoothly.
