Valuing A Property
How many times have we heard friends and family tell us that..."oh my gosh, your property is worth $$$." It's nice to know that they feel the property is valuable, but their $$$ may not be realistic. The pne who determines fully what a property is worth, is the Buyer of the property. The old saying..."money talks".
That is why its important to have a Realtor value your property. The Realtor should tour the property, ask questions about the property, research the property, find comparable sales to that property, and provide a written report for that property that includes the 'current market value' and justification for that value.
Once you have an experts opinion of the value, you can establish the asking price and forecast the final sale price (remember, only the Buyer will give the final value by purchasing the property at a price both Seller and Buyer agree to).
Much goes into determining value such as type of property, features, location, condition, current market conditions and motivation of the Seller, to name a few. And depending on the type of property, its highest and best use (ie: a residential home may be more valuable to a developer than to a family).
